This week we now have one of the next rarest things, a former UKWMO ROC Underground Nuclear Bunker for sale by Ticehurst. Strangely it is exactly one year to the day – 10th September 2013 – between writing this piece, and the sale date of the last UKWMO Bunker that we listed for sale. That time in Devon. Background to UKWMO/ROC Bunkers. Since the inception of ROC in 1925 as an integral part of the UK air defence system, the primary role of the Royal Observer Corps (ROC) was the recognition and identification of hostile aircraft. With the start of the cold war and the increasing threat of nuclear attack in the 1950’s, the ROC was given the added responsibility of reporting nuclear bursts and monitoring fall-out which necessitated the construction of 1563 underground monitoring posts throughout Great Britain & Northern Ireland. In 1991 it was decided by the Home Office & MOD that the ROC would cease active training and the remaining underground posts were closed at the end of September that year. Most of the posts closed in 1968 reverted back to the original landowners while those closed in 1992 were put out to public tender.

This UKWMO Bunker at Wadhurst/Ticehurst has the benefit of vehicular road access. Currently the underground nuclear bunker needs a good tidy up and some tender loving care. That is part of the fun of these subterranean buildings. An adventure of making them useful and usable. We understand from other UKWMO owners that they can be stayed in for up to 28 days a year. The very mention of “28 Days” has it’s own impact and connotations, especially if you like to watch a certain genre of films. There is, indeed an irony in the mere mention of 28 days for such an underground bunker.
As for this particular example: The all important access hatch is sound, in good condition and very secure. Importantly, there is also direct road access for the owner. Plus off street parking as can be seen here …

Today’s School Lesson: FTSAA

Just in case you are new to the Unique Property Bulletin, one of the best lessons in the world of unusual property buying is the FTSAA. This acronym stands for “Failed To Sell At Auction”. There are three very important elements that arise from this:-
1] The price is usually favoured towards the Buyer for any property that becomes an FTSAA.
2] The Buyer has less pressure of an auction day deadline, and more grace to sort out due diligence, survey, funding etc.
3] When negotiating, the Buyer has an advantage in that it is not a high pressure binding contract environment with a falling gavel. But only when the Buyer is comfortable signing off, does the deal become binding on Seller and Buyer.
All in all we like FTSAA. In fact the small troupe of Bulletin folk here have bought many a fine building via the FTSAA principle over the years. So what do we have here? Clearly a nice sized detached property just waiting for a planning application to be made in order to bring about new life to a decent lump of building and land.

The demand for these old nick’s seem to be high for some reason. Whether it is former plods, or nostalgic rogues being homesick may have a bearing on the enduring popularity of these buildings. For sure there are a higher number than normal coming up for sale. Possibly the austere times mean that crime really doesn’t pay and the need for these buildings is no more. Aye right.
This is another big lump of building – also the asking price seems to be fairly sizeable too. Though it is an FTSAA, so maybe abother case of nicking an old nick.
